September 2018 housing costs:
Natural Gas - $73.69 Electricity - $98.37 (way lower without those computer servers!) Water - $135.56 Other expenses: Cell Phone - $56.74 Wifi - 171.75 (had to pay 2 months to start service) Netflix - $10.99 Monthly Cleaning Service - $125.00 (top floor only) Insurance - $102.02 Water Heater Rental - $9.71 Property Tax - $371.02 Mortgage P+I - $696.98 Total September '18 Housing Costs: $1,851.83 Rent collection from 4 housemates: $2,297.00 Month Profit: $445.17 Drop in rental income as I only have 4 housemates & 2 of them only moved in mid-month. Electric bill is back to normal but now I have Wifi as a bill. The 2 new housemates are much better than the last (they work for a pipeline company & are gone 15 hours a day. Tenants are more short term as there's a big pipeline project in Regina that will only last a few months. Expecting some turnover. |

Rented a room to a guy with total blindness & collecting disability income. Sadly because he moved from Alberta to Saskatchewan, his disability benefit dropped significantly. Not nearly enough to pay rent, much less feed himself, etc. It was sad but I ended up driving him back to Alberta. Vacancy starting in January. |

I'm just chalking it up to a very cold winter here in Regina; the view count on my room rental ads are low & there's quite a bit of supply on the market causing downward pressure on prices (some university students are desperate - I'm seeing some rooms offered for just $300/month! Hardly worth living with another human if you ask me). Still not in panic mode but obviously 3/5 rooms rented isn't sustainable. Natural Gas - $65.65 Electricity - $0.00 (correction from previous 'estimated' meter reading; nothing owed this month) Water - $163.85 (additional housemates & lawn watering, probably) Other expenses: Cell Phone - $39.56 Wifi - 61.00 Netflix - $14.83 Monthly Cleaning Service - $125.00 (top floor only) Insurance - $114.21 (no claims, but went up nonetheless) Water Heater Rental - $9.71 Property Tax - $371.02 Mortgage P+I - $696.98 Main floor interior painting: $2,032.41 Total May '19 Housing Costs: $3,694.22 Rent collection from 5 housemates: $3,385.00 Month Deficit: $309.22 Back to 5 housemates which is good. Ended up getting the main floor ceiling painted which was yellowed from decades of tobacco smoke. I also called the water heater company to see if I could 'buy out' the contract. Turns out they don't do that. I'd have to buy my own water heater & get it installed (a new John Wood water heater is $1,349 CAD + tax + installation) & return them the old water heater.
