It's not as bad as I thought. The place has a heat pump, not just electric resistance heat like I was originally told.

The previous owner left behind a lot of 3/4 inch pex so I have that to do geo thermal with. One less thing to buy.

Now that's it's starting to get cold some nights I need to take some looks around with my flir.
