Maybe give current tenants a couple of bucks in coins each month to offset their grief about paying. The new tenants though will just think it's par for the course. "onsite coin-op washer and dryer" will just be part of your new ad.
Interesting idea! I'll keep my eye out for coin operated washers & dryers.

October 2018 housing costs:

Natural Gas - $98.60
Electricity - $120.62
Water - $132.11

Other expenses:

Cell Phone - $62.62
Wifi - 77.65
Netflix - $10.99
Monthly Cleaning Service - $125.00 (top floor only)
Insurance - $102.02
Water Heater Rental - $9.71
Property Tax - $371.02
Mortgage P+I - $696.98

Total October '18 Housing Costs: $1,807.32

Rent collection from 4 housemates: $2,642.00

Month Profit: $834.68

Things moving smoothly along. Still have the master bedroom to myself & feeling comfortable while still making a decent profit.
