Friends of mine built an apartment in their back yard. They bought a commercial coin-op set of laundry units. They had the keys, so they could wash their own clothes free. The coins from the tenants added up. At even a buck a wash and a buck to dry, you would make money. The commercial machines are simple to fix and there is less to break than newer home units wish fancy features. Maybe give current tenants a couple of bucks in coins each month to offset their grief about paying. The new tenants though will just think it's par for the course. "onsite coin-op washer and dryer" will just be part of your new ad.
